I’m working with an established, family-run residential developer and contractor looking to appoint a
Commercial Manager to take commercial ownership of three residential projects, with individual schemes valued up to c.£10m and comprising up to around 50 units.
This is a hands-on surveying and commercial management role. You’ll personally run procurement, valuations, variations and final accounts across the three schemes, while reporting directly to the Managing Director on costs, forecasts and commercial risk.
The role would suit an existing Commercial Manager or a Senior Quantity Surveyor already managing multiple projects who wants to step into a Commercial Manager title while staying close to project delivery.
The Role
Take commercial responsibility for three residential projects, from procurement through to final account
Tender subcontract packages, compare quotations and negotiate orders
Manage client valuations, variations, subcontractor payments and final accounts
Prepare CVRs and cost forecasts, reporting directly to the Managing Director on project performance and commercial risks
Work with site teams to keep procurement aligned with the construction programme
Oversee an apprentice, providing day-to-day guidance and reviewing their work
Projects
Residential schemes up to £10m and around 50 units
A mix of the company’s own developments and schemes delivered as principal contractor for external clients
What They’re Looking For
A Commercial Manager or Senior Quantity Surveyor with residential developer or main contractor experience
Experience personally managing the commercial delivery of multiple projects at once
Strong across subcontract procurement, cost reporting, valuations, variations and final accounts
Comfortable reporting directly to the MD and supporting an apprentice
The Company
An established, family-run business delivering houses and apartments, both for its own developments and on behalf of clients. The role is office-based in Surrey with a pool car available for business use.
