£25m Cat B Fit-Out (Labs & Secure Facilities)
Location: Guildford – site based
Contract: 12 months, temporary
Salter Grange is working with a leading main contractor to appoint an experienced freelance Project Surveyor to a £25m Cat B fit-out scheme. The project includes laboratory space and secure facilities, so it is technically demanding and well suited to a surveyor who knows how fit-out works from the main contractor side.
This is a long-term site-based contract running through the delivery phase, giving you continuity on a high-value project with a contractor that has a strong pipeline of similar work.
The Role
You will look after the commercial side of the project from site, working closely with the Commercial Manager and the wider delivery team.Your responsibilities will include:
Managing the project under the NEC contract, including compensation events, early warnings, and notifications, and making sure deadlines are kept
Preparing monthly valuations, cost reports, and cash flow forecasts
Procuring and managing subcontract packages, including tendering, negotiation, and placing orders, with a particular focus on M&E and specialist lab and security packages
Assessing subcontractor applications and agreeing final accounts
Managing change and variations, and keeping clear records to protect the contractor’s commercial position
Reporting to the Commercial Manager on margin, risk, and opportunityAbout You
Proven experience as a Quantity Surveyor or Project Surveyor with a main contractor
A strong track record on fit-out projects (Cat B experience is essential; lab, pharma, data, or secure environments would be a real advantage)
Solid working knowledge of NEC contracts (NEC3 or NEC4) and their administration
Confident managing subcontractors and dealing with clients’ commercial teams
Comfortable working on site full time for the length of the contract
A degree in Quantity Surveying or a related discipline, or equivalent experienceWhat Next?
