Property Manager
Key Responsibilities:
* Manage a portfolio of commercial properties, including lease administration, rent collection, renewals, and new leases.
* Oversee operations, routine repairs, maintenance, procurement, and contractor management.
* Prepare budgets, manage service charges, and monitor portfolio performance.
* Conduct asset evaluations, condition surveys, and dilapidation schedules.
* Ensure compliance with health & safety regulations, including DDA, asbestos management, fire risk assessments, and EPC requirements.
* Review and administer insurance policies, handle claims, and manage risk.
* Maintain strong tenant relationships, addressing requests and disputes professionally.
* Manage rating assessments, appeals, planning, and re-letting of vacant space.
Qualifications / Requirements:
* Degree in real estate, property management, business administration, finance, or related field.
* Proven experience managing commercial properties (offices, retail, industrial, mixed-use).
* Strong knowledge of commercial leases, property law, insurance, and compliance.
* Excellent organizational, communication, negotiation, and leadership skills.
* Professional certifications (RICS, CPM, or similar) are advantageous but not essential.
