Quantity Surveyor
T Vaughan Ltd is a specialist Enabling, Groundworks, Civil Engineering and RC Frame contractor based in Brentwood, Essex. Our projects range from £500k to £10 million, primarily across London and the South East, with work extending throughout England.
We are a close-knit team of experienced professionals delivering high-quality work in a fast-paced environment. As we continue a period of sustained growth, we are looking for a Project Quantity Surveyor to join our commercial team.
ABOUT THE ROLE
You will take commercial responsibility for your own projects from award through to final account, reporting to the Commercial Manager and working closely with our site managers, engineers and directors. This is a hands-on role for a QS who is comfortable running jobs independently and wants real ownership of the commercial outcome.
KEY RESPONSIBILITIES
* Applications for payment: prepare and submit monthly applications to clients, supported by measurement and records, and pursue payment through to receipt.
* Subcontractors : Source and appoint and manage subcontractors for specialist packages.
* Variations: identify, notify, price and agree variations, ensuring change is recognised and paid.
* Contract administration: administer main contracts and subcontracts, typically JCT and bespoke or amended terms, including notices, retentions, insurances and contractual correspondence.
* Final accounts: prepare, negotiate and agree final accounts with clients and subcontractors.
* Cost reporting: produce monthly cost value reconciliations (CVRs) and forecasts to completion, reporting margin, risk and opportunity to the directors.
* Measurement: carry out take-offs and re-measures from drawings and on site, including groundworks, drainage, concrete and reinforcement.
* Records and claims: maintain robust records (dayworks, site diaries, photographic records) to support entitlement to time and money.
* Subcontracts: prepare enquiry packages and scopes, compare tenders, and place and administer subcontract orders and accounts.
* Tender handover: review the tender price, qualifications and exclusions at award and identify areas of risk and reward.
* Site liaison: attend site and commercial meetings, working alongside the operational team to manage cost and change as the job progresses.
REQUIREMENTS
* At least 3 years’ QS experience with civils/groundworks, ideally in a subcontractor background.
* A degree in Quantity Surveying or Commercial Management, or equivalent experience advantageous but not essential.
* Sound working knowledge of JCT and standard subcontract terms, and of payment and notice requirements under the Construction Act.
* Confidence running your own projects’ commercial function: valuations, variations, CVRs and final accounts.
* Strong measurement skills; experience with take-off software such as Bluebeam is an advantage.
* Good negotiation and communication skills, with the confidence to deal directly with clients and subcontractors.
* Full UK driving licence, as projects are located across England
