Site Manager – Social Housing Refurbishment
This role requires a confident leader who can manage complex, occupied‑home refurbishment schemes, build strong relationships, and maintain full control of programme, cost, and compliance.

Main Duties
*
Project Delivery. Deliver multi‑million‑pound refurbishment projects on time, on budget, and to required quality standards.
*
Build strong relationships with residents, ensuring they are informed, respected, and satisfied throughout the works.
*
Coordinate operatives, subcontractors, and suppliers in a planned and cost‑efficient manner.
*
Maintain an up‑to‑date project plan and communicate programme changes promptly.
*
Identify, justify, and secure approval for variation orders.
*
Monitor project budgets, subcontractor invoices, materials, and variations.
*
Lead all Health & Safety activities, including inductions, compliance checks, and safe‑working practices.
*
Attend progress meetings with senior management and project teams, providing clear documentation and updates.
*
Ensure timely delivery of management information and project reporting.
*
Build strong working relationships with clients and subcontractors to support future opportunities.
Qualifications & Experience
*
Proven experience delivering social housing refurbishment projects.
*
CSCS, SMSTS, First Aid, and Asbestos Awareness (minimum).
*
Experience managing internal and external schemes.
*
Background as a main‑contractor Site Manager on large, occupied residential refurbishments.
*
Strong site supervision, administration, and Health & Safety experience.
Skills & Competencies
*
Excellent IT skills, including MS Office and Microsoft Project.
*
Ability to maintain quality while driving programme in a fast‑moving environment.
*
Clear, personable communicator able to build trust with residents and stakeholders.
*
Strong knowledge of the building, maintenance, and social housing sectors.
*
Solid understanding of Health & Safety legislation and best practice.
*
Confident engaging with senior management and reporting at a high level.
